How to plan a villa clean in Abu Dhabi that gets the whole house done

Key takeaways

  • Choose the kind of visit first: regular upkeep, a one-off deep clean or a few flexible hours. Each is booked and priced differently.
  • Hourly cleaning is priced per cleaner-hour, so two cleaners for four hours is eight cleaner-hours: AED 336 weekly or AED 360 one-time, without materials.
  • The travel fee is charged once per visit by zone (AED 0, 15 or 30), never per cleaner.
  • A room-by-room list, in order of priority, decides whether the whole house gets done in the hours booked.
  • Cancel or move a visit free until 24 hours before; tell us within 24 hours after if an agreed task was missed.

A villa clean goes well or badly long before the team rings the bell. The number of cleaners, the hours, the order of the rooms and the way into the house are all decided on WhatsApp, and when they are decided well, the visit ends with the whole house done instead of half of it done thoroughly.

This guide walks through those decisions the way we plan them with families across Abu Dhabi: which kind of visit to book, how to size the team, what common plans cost on our published rate card, which travel fee applies to your area, and how to agree a room-by-room list. Every price in it comes from our rate card, so you can check the figures before you call.

Start with what the villa needs, not with hours

A villa is not a big apartment. It has more floors and more bathrooms, often a separate majlis, a kitchen that feeds a whole family, and rooms used every day next to rooms that are only opened for guests. Book a cleaner for "a few hours" without deciding what those hours are for, and the team spends the visit on whatever is in front of them. The rooms that matter most to you may be the ones left for next time.

So before you think about hours or price, decide what this visit has to achieve. Most villa bookings fall into one of three kinds, and each is booked and priced differently:

  • Regular upkeep. The same rooms kept clean week after week, against a task list you agree once and adjust as you go. This is villa cleaning, charged per cleaner-hour.
  • A one-off reset. Top-to-bottom cleaning before Ramadan, Eid, a family occasion or a new season, with a written scope. This is villa deep cleaning, from AED 899, quoted on size and condition.
  • Extra hands. A few hours of help with a list that changes each time, such as before guests arrive or after a busy week. This is hourly housekeeping.

Before you message anyone, write down three short lists: the rooms that must be done on every visit, the rooms that matter only before guests, and the rooms nobody should enter. That note, a few lines long, will shape the team size, the hours and the task list better than any rule of thumb.

Hourly housekeepingYou want a few flexible hours and a list that changes each time.Per cleaner-hour, 2-hour minimum, at the same rates. That the hours match the list. A long list in two hours will not be finished.
These are design choices for the visit, not a ranking. A deep clean and regular upkeep work well together: one reset, then weekly visits keep the house there.

A simple test helps. If the villa has been cleaned regularly and only needs keeping up, book hourly upkeep. If cupboard fronts, kitchen surfaces, bathroom fittings and corners have not had proper attention for months, start with a deep clean, then move to regular visits. Catching up on months of build-up with hourly visits usually takes more visits than one planned deep clean, because each visit has to choose between the backlog and the routine.

The same logic works for a flat or a smaller home, with smaller numbers: home and apartment cleaning for the routine, and a deep clean from AED 349 for the reset. Moving house is its own case: move-in and move-out cleaning starts from AED 499 for an empty home.

Size the team: cleaners × hours

Hourly villa cleaning is priced per cleaner-hour. One cleaner for four hours is four cleaner-hours; two cleaners for four hours is eight. The price follows the cleaner-hours, not the number of bedrooms, which is why the useful question is not "how much for a five-bedroom villa?" but "how many cleaners, for how long, doing what?"

8 cleaner-hours× AED 42 weekly = AED 336× AED 45 one-time = AED 360

Two cleaners for four hours: eight cleaner-hours, priced without materials. The travel fee is added once per visit.

Every visit has a 2-hour minimum. For villas we usually suggest four hours or more, often with more than one cleaner. Spreading the hours across a team lets the whole house be covered in one visit instead of room by room over several, and the family gets the house back sooner.

What decides the cleaner-hours

  • The number of bedrooms, bathrooms and floors, and how many of them are in daily use.
  • Whether the majlis and the entertaining rooms are on every visit or only before guests.
  • How long it has been since the last proper clean. Built-up dust, grease and limescale take longer than upkeep.
  • What is on the list beyond surfaces and floors, such as inside cupboards, the oven or interior glass.
  • How often the team comes. Weekly visits stay shorter because less builds up between them.

If you are unsure, send the details and let us suggest the team and the hours. You see the plan and the price before anything is booked, so you can trim the list or add an hour then, rather than on the day.

One cleaner or a team?

One cleaner for a longer visit suits a smaller villa with a steady routine, and on recurring bookings we keep the same cleaner whenever the schedule allows. A team suits a large house, a visit before guests, or a day when everything has to be finished by a set time. The travel fee does not change with the team: it is charged once per visit by zone, never per cleaner, so a team of three in Zone C pays the same AED 30 as one cleaner.

What a villa visit costs: worked examples

Here is what common visit plans cost on our published rate card. Each figure is simply the cleaner-hours multiplied by the hourly rate for the booking type. Add the travel fee for your zone, which is the same for the whole team.

2 cleaners × 6 hours12AED 540AED 624AED 504AED 588
3 cleaners × 6 hours18AED 810AED 936AED 756AED 882
Rates per cleaner-hour: AED 45 one-time and AED 42 weekly without materials; AED 52 and AED 49 with materials. Travel fee not included. These are worked examples of the rate card, not quotes: we confirm the team, the hours and the final price on WhatsApp before booking.

What the table shows

  • Weekly saves AED 3 per cleaner-hour. On an eight-cleaner-hour visit that is AED 24 a visit, or AED 1,248 over 52 weekly visits.
  • Materials add AED 7 per cleaner-hour. With materials, the team brings the cleaning products; without them, you provide them. Deep cleaning usually includes materials.
  • The team size changes how fast, not the rate. Three cleaners for four hours cost the same as two cleaners for six; the difference is how soon the house is finished.
  • The travel fee is small and fixed. Even in Zone C it is AED 30 per visit, whatever the size of the team.

A deep clean works differently. It is quoted as a job with a written scope, from AED 899 for villas, so the price does not run by the hour. Upholstery is priced on its own too: sofa and majlis cleaning from AED 149 and carpet cleaning from AED 129. Every figure is on our rate card, and the price estimator does the same arithmetic for your own plan, zone fee included.

Check the travel fee for your area

We are based in Madinat Al Riyad, near RD3, so nearby areas are the easiest to schedule and carry no travel fee. The rest of Abu Dhabi is covered with a flat fee, charged once per visit.

Travel fee by zone
ZoneAreasTravel fee per visit
Zone AMadinat Al Riyad, Al Shamkha, Al FalahNo travel fee
Zone BBaniyas, Al Wathba, Mohammed Bin Zayed City, Al Shawamekh, Shakhbout City, Khalifa CityAED 15
Zone CAl Raha, Yas Island, Al Reem Island, Saadiyat Island, Abu Dhabi IslandAED 30
Charged once per visit, never per cleaner. Confirmed with the price before anything is booked.

If your villa sits near a zone boundary, or your community is not listed, send your location on WhatsApp and we confirm the zone before you book. Every area has its own page, for example Khalifa City or Al Shamkha, and the areas page lists all of them.

Agree a room-by-room list

The task list is what turns hours into a result. It is agreed with you in advance, so the team knows what comes first and you know what will be done. Go room by room, and for each one decide what matters on a normal visit and what only matters before guests.

Room-by-room decisions
RoomDecide before the first visit
Entrance and majlisWhether the majlis is on every visit or only before guests, and which seating, carpets or curtains need separate upholstery cleaning.
Living and diningWhich surfaces, glass and floors come first, and anything delicate the team should not move.
KitchenSurfaces, sink and appliance fronts on every visit; whether inside the oven, the fridge or the cupboards is on the list this time.
BedroomsWhich bedrooms are in use, whether beds are changed, and where clean linen is kept.
BathroomsHow many there are and which are in daily use, and any fittings or stone that need a particular product.
Children's roomsWhat to tidy, and what to leave exactly where it is.
Stairs, landings and corridorsEasy to forget and slow to do in a villa on several floors. Say whether they are on the list.
Rooms that are off limitsA home office, a safe, a sleeping baby: say so once and it stays on the list.

Then hold the list to the hours. A long list in a short visit means some of it will not be finished, so put the rooms in order of priority. If everything is a priority, the visit needs more cleaner-hours, or a deep clean first.

You can change the list on WhatsApp before any visit, and the team works from the latest version. Moving a room up the order, or dropping a task that does not need doing every week, is often worth more than adding an hour.

Plan around dust, guests and the season

Abu Dhabi homes collect fine dust, especially after windy days and dust storms. It settles on floors, glass, curtains and around the air vents, and it comes back quickly in rooms near doors and windows. Plan for it rather than fighting it every time:

  • Keep a weekly rhythm. Regular visits stop dust from building into a deep-clean job, and this is where the lower weekly rate earns its keep.
  • Book the fabric work when it is due. Curtains, sofas, majlis seating and carpets hold dust that a routine visit does not lift. Curtain and blind cleaning, sofa and majlis cleaning and carpet cleaning are booked as services of their own.
  • Look at the vents. If dust is blowing from the AC vents or collecting around them, that is a job for AC duct cleaning by a specialist technician, not something a cleaning visit can fix.
  • Clean the glass after the wind, not before. If windy weather is forecast, book window cleaning for the days after it.

Before Ramadan, Eid and family occasions

These are the weeks when many families want the whole villa ready at once, with the majlis and the guest rooms first. Book early, and tell us the date the house must be ready, not only the date you would like the visit. A deep clean a few days ahead, followed by a short upkeep visit the day before guests arrive, keeps the last day calm and leaves time to fix anything you notice.

Same-day visits are sometimes possible but not guaranteed, so message us as early as you can, especially in busy weeks.

After a gathering

For the clean-up after a family dinner, Ramadan evenings or Eid visits, post-event cleaning covers the majlis, the kitchen and the outdoor areas, and is quoted for the job rather than by the hour.

Prepare the villa before the team arrives

A little preparation turns more of the paid hours into cleaning. Most of it takes ten minutes the evening before.

  • Put away valuables, documents and personal items you do not want moved.
  • Clear the surfaces you most want cleaned. A counter covered in things gets wiped around, not cleaned.
  • Tell us which rooms are off limits, and which need extra attention.
  • Share how the team gets in: gate, key, building access or someone at home.
  • Mention pets, and where they will be during the visit.
  • If you booked without materials, leave the products and equipment where the team can find them.
  • Point out any surface that needs a particular product or must not get wet.

Access matters more than it looks

Our cancellation policy is simple. You can cancel or move a visit free of charge until 24 hours before it starts. Inside 24 hours, 50% of the visit price is charged, and the full price if the team arrives and cannot get in. A clear note about the gate, the key or who will be home protects you from the one charge nobody wants.

What to send on WhatsApp

  • Number of bedrooms, bathrooms and floors
  • Your area, so we can confirm the travel fee
  • Regular upkeep, a deep clean or a few extra hours
  • Rooms that need extra attention, such as the kitchen or the majlis
  • With or without cleaning materials
  • Your preferred day and time, whether you want weekly visits, and the date the house must be ready

For a deep clean, photos of the rooms that worry you most help us understand the condition. The more we know before the visit, the closer the plan is to what the house needs. How booking works shows the same steps for every service.

After the visit: check it against the list

Walk through the house while the visit is fresh, with the agreed list in hand. Check the rooms you put first, open the kitchen and the bathrooms, and look at the corners and edges, where a rushed visit shows first.

  • A task was missed? If an agreed task was missed, tell us within 24 hours with details. We review it and arrange a no-charge correction for eligible items.
  • Something was damaged? If anything is damaged during a visit, tell us within 24 hours with photos. We review every case and agree a repair or compensation with you.
  • Payment. You pay after the clean, in cash or by bank transfer. There is no advance payment and no online card payment.

Then shape the next visit. Move a room up the list, add an hour, or drop a task that does not need doing every week. For recurring bookings we keep the same cleaner whenever the schedule allows, and tell you in advance if that is not possible. The details are in our 24-hour promise.

Common questions

It depends on the size, the condition and the list. Every visit has a 2-hour minimum, and for villas we usually suggest four hours or more, often with more than one cleaner. Send the details and we suggest the team and hours before you book.

Regular villa cleaning is AED 45 per cleaner-hour one-time or AED 42 weekly, without materials (AED 52 and AED 49 with materials). Two cleaners for four hours on a weekly booking is AED 336 before the travel fee. Villa deep cleaning is quoted from AED 899.

No. It is charged once per visit by zone: no travel fee in Zone A, AED 15 in Zone B and AED 30 in Zone C, however many cleaners come.

If the villa has had regular cleaning and only needs keeping up, book regular visits. If it has not had a proper clean for months, start with a deep clean and then move to weekly upkeep.

Only if you ask for it. The task list is agreed with you in advance, so tell us whether the majlis is part of every visit or only before guests arrive.

Free to cancel or move a visit until 24 hours before it starts. Inside 24 hours, 50% of the visit price is charged, and the full price if the team arrives and cannot get in.

Our cleaners are experienced women, and you can book and follow up with us in Arabic or English.
